North of Highland is a new neighborhood that’s focused on wellness and sustainability. It’s a place where your neighbors are more than just neighbors — helping each other cultivate the community garden, recreate together in the plentiful open space, or pair up for a walk to a nearby coffee shop.
Located within a block of Regis University and less than 10 minutes from downtown Denver, Aria Denver is a community going up on 17.5 acres at 52nd Avenue and Federal Boulevard that features unique co-housing opportunities, for-sale townhomes, rental apartments, and now condominiums.
The developer — Weins Development Group — shared with Denver High-Rise Living a sneak peek of the new condominium development going up on the site called Zen Condos. The 63-unit project will mostly be made up of one-bedroom-plus-den units, which all feature balconies. There are also nine studio units and four two-bedroom units. There’s a limited number of units available to investors.
All units start in the low $300,000s. The one-bedroom-plus-den range from roughly $365,000 to $410,000. The two-bedrooms are priced over $500,000. HOA fees are reasonable at roughly 22-cents per square foot for the condo development and $15 per bedroom per month for the Aria master association.
Sales haven’t started yet, but Denver High-Rise Living Condo Club members have a chance to learn more about the project and get in at a lower price before the general public at a special event scheduled from 4:30-6:30 p.m. Wednesday, Feb. 19, at 2876 W. 53rd Ave. Those interested in joining should email Andrew Dodson at Andrew@denverhighriseliving.com with all of your relevant contact information (name, phone number and reason for interest). Zen Condos is designed with Coloradans in mind. Amenities include a Yoga room, dog wash and a bike storage room. A community room that can be used by residents includes a kitchenette — perfect for hosting those larger parties. On top of that, residents can pay a small amount into a professionally-run garden that’s on site and have fresh vegetables delivered to their door each week, year-round. That garden will also be selling produce to local businesses and proceeds will go toward area nonprofit organizations.
And there’s more. Thanks to a partnership with Regis University, residents can pay a low monthly rate of $20 to belong to the college’s recreation center, which offers a number of fitness classes and a climbing wall.
Security is also an important element at Zen. So, every resident receives an electronic key fob that gives them front-door and elevator access.
The developer is aiming to deliver this condo project in summer 2021.
